Managing your own rental property can seem simple until it is not.
Maybe the tenant stopped paying rent. Maybe they refuse to communicate. Maybe the lease is weak, the paperwork is incomplete, or you are unsure what steps to take next. If you placed the tenant yourself and the situation has gotten out of control, American West Realty and Management may be able to help.
Our Landlord Rescue Program is designed for Park County, Wyoming landlords who are not currently under our management but need professional help regaining control of their rental property.
Important: This Program Requires Ongoing Property Management
American West Realty and Management does not offer Landlord Rescue as a standalone eviction, tenant-removal, or consulting service.
We can only assist a landlord through this program if the owner agrees to place the property under our professional management.
To participate, the owner must sign:
- A one-year property management agreement, and
- The Landlord Rescue Program authorization

Once the property is under our management, we can act on the owner’s behalf within the scope of our management agreement and the Landlord Rescue Program.
If you are only looking for one-time help removing a tenant and do not want ongoing management, this program is not a fit.
What the Program Is
This program is for landlords who placed their own tenant and now need help resolving a difficult rental situation while transitioning the property into professional management.
Depending on the circumstances, we may attempt to:
- Request that the tenant voluntarily vacate
- Negotiate a move-out agreement or cash-for-keys arrangement
- Require the tenant to bring the account current
- Transition the tenant onto our lease and rules if they remain
- Begin the eviction process if necessary
- Coordinate turnover work after possession is restored
- Market the property for rent
- Screen and place a qualified tenant
- Manage the property under our standard management program
The goal is simple: restore control, reduce chaos, and move the property into a professional management system.

This Is Not a Standalone Eviction Service
American West Realty and Management is a property management company, not an eviction company or law firm.
The Landlord Rescue Program is only available as part of an ongoing management relationship. We do not accept rescue cases unless the owner signs our one-year property management agreement and Landlord Rescue Program authorization.
Program Cost
The Landlord Rescue Program fee is:
$500 plus actual expenses
Typical court-related expenses may include:
- Court filing fee: $100
- Summons/service cost: $50 per adult occupant
- Other actual costs, if applicable
The owner must pay the program fee and estimated expenses upfront. We will attempt to recover eligible expenses from the tenant when appropriate, but recovery is not guaranteed.
This fee is separate from normal management fees, leasing fees, repair costs, cleaning costs, court costs, service costs, and other expenses.

What the Owner Must Provide
Before we can begin, the owner must sign the required agreements, pay the required upfront funds, and provide all available documentation, including:
- Current lease or rental agreement
- Tenant ledger/payment history
- Security deposit records
- Move-in inspection report
- Photos or videos of the property, if available
- Emails, text messages, letters, notices, and tenant communications
- Names of all known adult occupants
- Tenant contact information
- Keys, access codes, garage remotes, and any other access items
- Any prior notices served on the tenant
Incomplete records may limit what can be done or may slow down the process.
If the Tenant Gets Back on Track
In some cases, the tenant may be willing to correct the problem and remain in the property. If that happens, the tenant must come back into good standing, sign our lease if required, and follow our management rules moving forward.
If the tenant is unwilling or unable to comply, we will move toward regaining possession of the property.
After Possession Is Restored
Once the tenant vacates or possession is legally restored, we can help coordinate the next steps:
- Property inspection
- Cleaning
- Repairs
- Rent-ready work
- Marketing
- Tenant screening
- Lease signing
- Ongoing management

Once American West Realty and Management places the next tenant, the owner may be eligible for our eviction protection guarantee, subject to the terms of that program.
The eviction protection guarantee does not apply to the tenant placed by the owner before American West Realty and Management took over management.
