Where do I start?
Selling a home isn't as simple as putting an ad in the paper or hanging a sign out front. Today's difficult market is making an already-difficult process even harder. But there are some proactive steps you can take as a seller that will give you a competetive edge in the market.
In a nut-shell, there are four primary steps to selling a home.
- Determine your motivation/goal. Do you need to sell fast? Can you bide your time and wait for top dollar? Knowing your true motivation for selling and what you want to accomplish may have a significant effect on some of the other steps.
- Prepare the home. You want to attract the greatest number of buyers and show them the potential of the home, not your collection of Albanian pie plates.
- Price the home. Start with a comparative market analysis and see how your property stacks up to the competition. We provide a professional CMA for free! Then, using the CMA, the information from #1 above, and a few other factors, you will determine how to best price your property.
- Take it to market. Before you can sell, you have to show the goods to a ready, willing, and able buyer. Marketing the home correctly will ensure it's in front of as many eyes as possible and will increase the odds of finding the right buyer.
